1. The Service
GharSambhar is an online real estate marketplace serving Nepal. We connect property owners and agents with prospective buyers and tenants. We do not own, lease, or manage the listed properties, and we are not party to any transaction between users.
2. Account Eligibility
To create an account you must:
- Be at least 18 years old
- Provide accurate and current information
- Keep your account credentials secure
You are responsible for all activity that occurs under your account.
3. Listing Properties
By posting a listing, you confirm that:
- You have the legal right to list the property
- The information you provide is accurate to the best of your knowledge
- The photos and content you upload are owned by you or properly licensed
- The listing complies with applicable laws
We review listings before they go live and reserve the right to remove or reject any listing at our discretion - including listings that appear fraudulent, misleading, or in violation of these Terms.
4. Acceptable Use
You agree not to:
- Misrepresent yourself, your role, or the property
- Post duplicate, spam, or fraudulent listings
- Attempt to interfere with the Service’s security or scrape data at scale
- Harass other users or send unsolicited communications
- Use the Service for any unlawful purpose
5. Inquiries and Communication
Inquiries submitted through the Service are routed to the listing owner. Once contact is made, communication and any resulting transaction occurs directly between users. GharSambhar is not responsible for the conduct, claims, or outcomes of transactions between users.
6. Intellectual Property
The Service’s logo, design, and code are owned by GharSambhar. You retain ownership of content you upload (such as listing photos), but by uploading you grant GharSambhar a non-exclusive, royalty-free license to use, display, and distribute that content as needed to operate the Service.
7. Disclaimers
The Service is provided “as is” without warranties of any kind. We do not verify the accuracy of listings, the identity of users, or the legal status of properties. Any decision to buy, sell, or rent is solely your responsibility.
8. Limitation of Liability
To the maximum extent permitted by law, GharSambhar is not liable for indirect, incidental, or consequential damages arising from your use of the Service or transactions with other users.
9. Termination
You may delete your account at any time (see Data Deletion). We may suspend or terminate accounts that violate these Terms or disrupt the Service.
10. Changes to These Terms
We may update these Terms periodically. Continued use of the Service after changes constitutes acceptance of the updated Terms.
11. Governing Law
These Terms are governed by the laws of Nepal. Disputes will be resolved in the courts of Kathmandu, Nepal.
